Cypress Waters is a lush 1,000-acre master-planned development, perfectly placed in the heart of the Dallas-Fort Worth metroplex, just five minutes from DFW International Airport. Centered around a serene 300-acre lake, this office, multi-family, and retail development is DFW’s largest lakeside master-planned community.
The Sound is the entertainment and restaurant district immediately surrounding North Lake within Cypress Waters. This lively area includes 6 local DFW lakeside restaurants, a fitness studio, 7-Eleven, events and concerts at the amphitheater, and miles of lakeside trails. With phenomenal lakeside views, The Sound is a mixed-use community where apartment residents, retail patrons and eventgoers create an eclectic and vibrant community. It’s a place where the outdoors, out-of-the-box events, private parties, happy hours, dog lovers, and fitness enthusiasts converge. The Sound is located less than 1 mile from Sage Hill.

Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually, our lease terms range from 12 to 24 months.
Good news for those who have respectable credit – we don’t charge a deposit with approved credit. A $200 administrative fee is charged per home, as well as an $80 per person application fee for every applicant over 18. Call the leasing office for additional details.
The Barn Fitness Center was designed with your fitness goals in mind, and it is FREE for all residents. You will have access to treadmills, ellipticals, spin bike cardio machines, free weights, and machine weight fitness equipment. Please be respectful of the gym policies, which are posted at the entry to the fitness center.
Attached garage parking is available for select homes. We also offer a variety of single-car garages that are available for a monthly fee. Check with the leasing office about parking options that are available near your home.
Rentable storage units are available on-site and allow you to store additional sports equipment, seasonal items, or boxes you have yet to unpack! Check with the leasing office about renting a storage space near your home.
We adore our furry friends, and we welcome your 4-legged family members! We accept dogs (certain breed restrictions apply) and cats only. You are limited to 2 total pets per apartment, and a pet deposit, non-refundable fee, pet rent, and certain pet rules apply:
- Pet fees include a $250 refundable deposit and a $400 non-refundable fee.
- Monthly pet rent is $20 per pet.
- We do not have any weight restrictions on pets, but certain breed restrictions do apply.

Sage Hill offers free WiFi at our indoor and outdoor community spaces, including The Stone House, which includes the leasing center, clubroom, and private dining rooms; the fitness center; and the area surrounding the pool.
While we are striving to be as safe as possible, outdoor events and virtual events will be the norm.
When larger indoor gatherings are deemed safe, we’ll aim to create resident events that appeal to all types: sports watching parties, holiday parties, meet your neighbor nights, and happy hours. Yes! We would love to have your friends and family join our community. Current residents who refer a friend receive a $250 rent credit after move-in. Ask any of our leasing agents for details on this program.
